Pre-Purchase Log Home Inspection

Buyer Beware!

When you are looking to purchase a pre-owned log home there is more to it than just a structural inspection. We have experienced that appraisers and structural inspectors do not see the possible issues that can occur with full log or log sided home. Even if the Seller has not disclosed any issues the Potential Buyer needs to have a professional log home restoration specialist to inspect the condition of the home. The results of the inspection could influence the purchase price. This could save you THOUSANDS of DOLLARS in OUT OF POCKET EXPENSE in underlying repairs that are unknown to Buyer after purchase is completed.
 

Condition of the Exterior Finish

Stain Failure (Peeling)
The finish of your logs should never look like it’s beginning to flake off or can be scraped off by lightly using your fingernail.

UV damage is caused from exposure to sunlight and product failure. If you’re out in the sunlight without sunscreen you have a good chance of being sunburnt; same for your logs will without protection. The pigment in the stain on your home acts like a sunscreen and protects the logs from damage. This is mostly present on the topside of the log.

 
 

Condition of the Logs

Fungus growth and Mildew
This is caused by moisture build up in the logs, this needs to be addressed before any more damage is done.

Dry Rot
This is usually caused by not caulking an upward check or improper water drainage.

Failed Caulking/Chinking-Upward Checks
Check your sealants, they should be free of any separations. Be sure to look for any upward checks on logs that are ¼ inch or larger.

Signs of Wood Boring Insects
Wood boring insects generally are Carpenter Ants, Carpenter Bees & Powder Post Beetle. Most of the time these wood boring insects are not actually eating your logs, they are however attracted to moist areas in your logs. If you notice any signs of these insects please address this issue as soon as possible.

 
 

Water Control

Proper drainage or flashing off decks, porches, dormers, balconies, and window sills. Look at the roof line for potential issues: Are the log ends covered by roof? Are there any air conditioning or heating units close to the building that are in the drip line of the roof that could splash water on the logs?

Gutters and downspouts on home are present and in good condition.
Sprinkler systems are not wetting the home, deck, or handrail system.

 
 

Landscape

Brushes and shrubs should be away from the building. Trees should be trimmed back so the tree canopy isn’t dripping water down log walls.

 
 

Deck Support Poles, Handrail System & Decking

Deck support poles are very susceptible to dry rot at the base. We have experienced roughly 75% of posts are improperly installed which create instability deck platform.

Handrail systems include the upper and lower rail, spindles, and posts. Check each section of rail for stability. Log rail systems are a beautiful accent to any home, but they also need proper maintenance.

Seller doesn’t know when it was stained last? If over 5 years, there could be issues starting.
Seller can’t remember which product was used?
